Development site in affluent Bristol suburb sold for retirement living scheme

Acting on behalf of private landowners, property consultants Alder King have finalised the freehold sale of a 0.6 acre development site in north Bristol to Churchill Retirement Living after the developer secured planning consent for a 32 unit sheltered housing scheme.

Quarryleaze, at the junction of Henleaze Road and Eastfield Road in the affluent residential area of Henleaze, was sold for an undisclosed sum.

As the name suggests, the site was part of Eastfield Quarry which was in operation until circa 1900.  It was then used as a builder’s yard from 1928 to 2012 by long-established family firm A P Clark & Son Ltd prior to its relocation to Severnside.  The remaining part of the quarry site was redeveloped as a public park.

Churchill secured planning consent for the development in December 2014 and construction will start in spring 2015.  The scheme will provide 32 one and two bedroom apartments with a range of communal facilities, associated landscaping and parking.  Completion is scheduled for spring 2016.

Chris Haworth, partner at Alder King, said: “Demand for well-located sites from the retirement sector remains strong as the sector seeks to meet growing demand for independent living options.

“This site is a particularly good location for retirement living, with excellent roadside visibility, level access to local shops and amenities as well as attractive views over the adjacent park, all of which contributed to the strong sale price achieved.  The scheme will be a welcome enhancement to the local streetscape.”
