Brunel Park development at Baglan Energy Park now fully occupied

Alder King, working jointly with Cooke & Arkwright, have now fully let or sold over 30,000 sq ft of prestigious high-tech accommodation at Brunel Park, a small scheme of three detached buildings developed by Deryn Properties at Baglan Energy Park in South Wales.

The first 25,000 sq ft building was let last year for a new state of the art doctors’ surgery and pharmacy.  This has since been sold as an investment to Octopus Healthcare.

A series of six lettings and a long leasehold sale in the other two units over the past six months has now brought the scheme to full occupation.

The latest occupiers in Unit 1 include recruitment and training provider Acorn Recruitment and the Neath branch of the British Red Cross which each recently took approximately 2,800 sq ft on the ground floor.

Home care provider Allied Healthcare and Plaid Cymru recently leased 1,720 sq ft and 1,667 sq ft respectively in Unit 2, joining S & C Electric Company which occupies 4,209 sq ft.  They join educational and workplace furniture manufacturer The Ministry of Furniture which last year acquired the long leasehold interest in the 3,244 sq ft Unit 2a for £350,000.

Owen Young, partner at Alder King’s Cardiff office, commented: “Brunel Park has proved a very successful development.  The quality of the scheme, its excellent location and its environmental credentials have made it very attractive to a wide variety of occupiers and we’re pleased to have now delivered full occupancy.”

Baglan Energy Park is a well-established and successful private and public sector initiative led by St Modwen, Neath Port Talbot Council and the Welsh Government to regenerate Baglan Bay.  Occupiers on the Energy Park include Neath and Port Talbot Council, Ecolab, Inter-Tissue and Neath Port Talbot Homes.

The development lies within the new Port Talbot Enterprise Zone, enabling small to medium sized companies to benefit from substantial business rates incentives.
