Alder King secures planning consent for new Bristol student accommodation block

Acting on behalf of Featured Developments, Alder King Planning Consultants have secured planning and listed building consent to convert a vacant office building in a highly sustainable location in central Bristol into student accommodation.

When complete Berkeley House, located on the corner of Pritchard Street and Newfoundland Street, will provide 43 high quality student bed spaces, along with associated communal amenity space, to help meet the growing requirement for purpose built student accommodation in the city and represents a welcome addition to the area.

Featured Developments acquired the freehold of the Grade II Listed office building in July 2017.  

Nicola Sully, senior planner at Alder King, commented: “This was a challenging application, with issues including the loss of the existing employment use, heritage considerations and meeting the needs of a student development.  We were able to negotiate positively with council officers to reach a successful outcome.”

Berkeley House was built in 1990 and provided 10,944 sq ft of office accommodation over five floors.  It is situated close to the Metrobus route providing door to door access to both the University of the West of England and Bristol University as well as direct access to the M32 and M4 motorways and is opposite Cabot Circus Shopping Centre. 

This part of the city centre has seen significant enhancement in recent years, with the conversion of numerous Grade 1 Listed Georgian townhouses into luxury apartments and the recent refurbishment of One Brunswick Square into a creative office hub.  The Moxy Hotel development underway on the adjacent Newfoundland Circus will further enhance the local area.
