South Gloucestershire greenfield site sold for residential development

Acting on behalf of a private landowner and Gladman Developments, property consultants Alder King have finalised the sale of a 10.8 acre (4.37 ha) greenfield development site in Wickwar, South Gloucestershire, for residential development.

The site, located off Poplar Lane, has been acquired by national house builder Bellway Homes for an undisclosed sum.

Gladman secured outline planning consent for an 80 unit residential scheme by entering into a Planning Promotion Agreement with the landowner in 2015.  The scheme will also provide 28 affordable homes as well as associated landscaping, access, a children’s play area and informal public open space. 

Located on the outskirts of Wickwar and bounded by open countryside on its eastern flank, the site attracted strong competitive interest from a number of house builders.

Chris Haworth, partner at Alder King, said: “We are delighted with the outcome of this transaction.  By entering into a planning promotion agreement with Gladman, we were able to market this site with the benefit of residential planning consent.  This allowed us to maximise the value of the site for the landowner.

“This development will be the first significant new build scheme in Wickwar for around 20 years and will deliver a range of high quality modern housing in a picturesque setting.”

Since it was established in 1946, Bellway has grown from a small family-owned housebuilding business in Newcastle upon Tyne to become the fourth largest volume housebuilding group in the UK, constructing and selling more than 140,000 homes over the past 70 years.
