Solar energy investment to benefit Elmbridge Court, Gloucester

Occupiers of Elmbridge Court office park in Gloucester are set to benefit from lower energy bills, thanks to a £600,000 investment in solar panels by new owners Bridges Sustainable Property Fund and asset managers Ashbridge Developments Ltd.

The Bridges Sustainable Property Fund acquired the 44,000 sq ft business park late last year and, as part of its strategy to invest in environmentally sustainable buildings, has installed solar photovoltaic panels on all 25 office buildings at the park.

This will provide both existing and new tenants with a percentage of free electricity. It is estimated that this will lower the carbon emissions from the site by approximately 60%.

Elmbridge Court is located in a prominent position adjacent to the proposed Gloucester Park & Ride on the A40 between Cheltenham and Gloucester and offers recently refurbished open-plan accommodation, excellent car parking and accessibility.

Fifteen units on the park are now taken, with a varied mix of businesses including design and marketing, insurance, construction and clothing. The remaining 10 units, ranging in size from 1,224 sq ft (114 sq m) to 3,070 sq ft (285 sq m), are available through joint agents Alder King in Gloucester and Nick Bevan Consulting.

Adrian Rowley, partner at Alder King’s Gloucester office, commented: “With energy costs continuing to rise, this investment in solar energy at Elmbridge Court is to be applauded. This is a commercially viable initiative which will make Elmbridge Court an even more attractive location for business.
“There continue to be very good levels of interest in the park, with a further two units now under offer,” he added.

The owners are seeking to invest further capital into the scheme, upgrading the entrance to the park later this year.

The Bridges Sustainable Property Fund is an entrepreneurial property fund that invests in properties in regeneration areas and environmentally sustainable buildings. It seeks to make property investments that have the potential to make strong financial returns as well as delivering social and environmental impact.
