174 Cheltenham Road includes two properties: a recently-refurbished Colonial-style period property offering 2,704 sq ft (251 sq m) of space over four floors, and a modern two storey office building at the rear with 3,890 sq ft (361 sq m) of space.
The all-girl academy, located on Cheltenham Road, has undergone a major programme of refurbishment and construction to provide first-class educational facilities for its 700+ pupils. These two new properties will add much-needed teaching accommodation alongside their existing facilities.
The Colonial property will provide accommodation for the school’s expanding 6th form, whilst the modern office block is being refurbished as a Primary School. The Dolphin School opens in September with 30 pupils. Thereafter 60 pupils – boys and girls - will be admitted.
Tom Dugay of Alder King’s Bristol office said: “The proximity of this accommodation made it a natural acquisition for Colston’s Girls’ School, allowing them to expand their outstanding teaching facilities without having to move away from what is a well-known location.”
Colston’s Girls’ School, has taken the property on a 20 year lease at a quoting rent of £12.50 psf (£134.55 psm). Alder King acted on behalf of the landlord who is a private individual.
