Deal leaves St Catherine’s Court 80 per cent occupied

Property developer Ashfield Land is delighted to confirm that as a result of a deal just signed at St Catherine’s Court, only one floor now remains available in the building.

Alder King Property Consultants and Williams Gunter Hardwick recently concluded the deal with Lloyd’s Register, which was represented by Jayne Rixon, of Burston Cook. Lloyd’s Register has signed up to take occupation of the second floor at St Catherine’s Court comprising 6,987 sq ft.

Lloyd’s Register is a global provider of advisory, technical and assurance solutions which enhance its clients’ quality, safety, environmental and business performance. With origins dating back to 1760, the Lloyd’s Register Group comprises charities and non-charitable companies, with the main goal of enhancing the safety of life and property at sea, on land and in the air. The group employs approximately 8,000 employees, drawn from over 90 nationalities.

The firm’s office at St Catherine’s Court will house a number of Lloyd’s Register EMEA businesses, including human engineering services, nuclear risk consulting services and rail consultancy staff.

Ashfield Land has now appointed Alder King and Williams Gunter Hardwick to market the remaining top floor at the building, which offers 6,805 sq ft of open plan space with fantastic views across Clifton. It is the last Grade A office space immediately available in the Clifton area and Alder King believe it will generate significant interest from the local market.

Simon Price, partner at Alder King said: “There are only two new Grade A buildings currently under construction in Bristol and these are both in the city centre with nothing new underway in Clifton. As a result of this and other recent deals the amount of top quality space that is now available is extremely limited. St Catherine’s Court has also achieved a BREEAM excellent rating making it even more attractive to businesses.

“Until further speculative development begins, stock levels of prime space will remain low and command the top rents in the market.”

St Catherine’s Court is a 31,300 sq ft office building on Triangle West in Clifton. It is now 80 per cent occupied by businesses including Willis Group and GVA.
