55,000 sq ft of lettings activity at The Chocolate Factory, Keynsham

Acting on behalf of St Monica Trust, Alder King has secured a trio of lettings at the new Chocolate Factory development at Somerdale, Keynsham.

One of the three former factory blocks being redeveloped by St Monica Trust, the Chocolate Factory will provide approximately 100,000 sq ft of office accommodation on completion in December 2017.

It is part of the wider Chocolate Quarter scheme, a mixed use development by St Monica Trust with assisted living apartments, a care home as well as retail outlets and leisure facilities.

The latest lettings account for over 55,000 sq ft of the available space and include:

  • Part ground floor comprising 8,200 sq.ft let to St Augustine’s Medical Practice which will be relocating from existing premises in Keynsham.
  • The entire third floor comprising circa 17,000 sq.ft let to Pukka Herbs which will be relocating from existing premises in South Bristol.
  • The entire fourth and fifth floors comprising circa 30,000 sq ft let to a local occupier which will be relocating from premises in Bath.

These lettings mean that only the part ground, first and second floors remain available in suites from circa 5,200 sq ft up to a total of circa 40,000 sq ft.

The accommodation is being comprehensively refurbished to a high standard including air conditioning and raised floors and will benefit from secure on-site parking.

David Williams, Chief Executive of the St Monica Trust, said: “We are delighted to welcome the first tenants to the Chocolate Factory and look forward to sharing the unique mixed use environment within the wider Chocolate Quarter that includes a café, restaurant, spa and many other facilities.”

Tim Westwell, CEO and co-founder of Pukka Herbs, said: “Pukka has experienced extraordinary growth since inception in 2001 and has plans to continue this long into the future.  It was therefore critical that we found an office space that could match our ambitions of improving people’s lives through the power of herbs whilst retaining our links with the Bristol area.  The newly refurbished Chocolate Factory provides Pukka with an excellent solution and we are extremely excited to be taking occupation in spring of 2018.”

Acting on behalf of Pukka Herbs, Andy Smith of Knight Frank added: “Pukka has been searching for the right home for the business for a number of years and it is great to have found a building with an environment reflective of the company desire for a green and sustainable surrounding with a specification and quality to allow the business to grow over the coming years.”

Dr Nick Woodward, Senior Partner at St Augustine’s Medical Practice, said: “We are delighted to be moving the Keynsham branch of our practice to The Chocolate Factory. These modern premises will offer superb facilities to both our patients and staff. Whilst retaining our Saltford surgery, the new premises will offer more parking to patients and there will be a regular bus to service to Cadbury site. This is great for our patients and enables our practice to support Keynsham’s ever enlarging population.”

Simon Price, head of agency at Alder King, said: “The level of interest in the development has been very strong and this is reflected in the quality of occupiers that we have already secured at the scheme. The range of on-site amenities and proximity to Keynsham Station have proved very popular with office occupiers.”

St Monica Trust was represented by Alder King. GVA represented St Augustine’s Surgery and Knight Frank acted for Pukka Herbs.
