Candour and Tristan Capital Partners appoint Alder King and Knight Frank as joint leasing agents on Welcome Building, Bristol

Agency & Commercial Development

Candour and Tristan Capital Partners have appointed Alder King and Knight Frank to market Welcome Building – a new, all-electric, highly innovative, 212,000 sq ft Grade A speculative office scheme currently under construction in the heart of Bristol’s Temple Quarter.

Environmental sustainability is being championed within the design which is targeting BREEAM Outstanding, WELL Core Platinum and EPC A rating.  Welcome Building will achieve Net Zero Carbon in operation. Welcome Building is an ambitious and exemplar building for Bristol.

The scheme is branded to reflect the building’s wellbeing-focussed design and its inviting spaces for the surrounding community, aptly naming the scheme Welcome Building, Bristol.

The eight-storey workspace is funded by a joint venture between Candour and Tristian Capital Partners’ EPISO 5 fund, with debt financing provided by an affiliate of Apollo Global Management.  The speculative development offers a variety of flexible spaces within typical floors of 30,000 sq ft.  The building will feature a vast ‘Welcome Hall’ on the ground floor of the development, which will accommodate a performance space, fitness and wellness suite, café and space dedicated to encouraging local collaboration, performance and art.

Toby Pentecost, Candour co-founder, comments: “Welcome Building will deliver an exceptional workspace that meets the needs of modern occupiers while setting a new standard for environmental sustainability.  From conception it has been our intention to deliver a flue-less, all electric building.  We will take heat from the Bristol District Heat Network. By committing to this important local technology, we expect to help drive it to becoming fully de-carbonised and at the same time to provide low-cost and sustainable energy across the city.  Welcome Building will provide a variety of spaces to encourage its customers to want to engage with each other to work, to celebrate and socialise together.

“We look forward to working with Alder King and Knight Frank which both have deep local-market knowledge and understanding of the customer need, and will challenge the team to meet the demands of the modern occupier.”

Paul Pritchard, director at Tristan Capital Partners, said: “We’re seeing continued demand for ESG certified high-quality, well-located office workspace which is complemented by a combination of amenities.  In the continued drive to attract the best talent, businesses are re-evaluating how they engage with their office space and this is fuelling a flight to quality which we’re seeing in multiple locations both in the UK and Europe.”

Simon Price, partner at Alder King, added: “Against a background of very strong performance in the city centre market over the last 18 months, space of this quality will further underline Bristol’s credibility as the leading regional city.”

Martin Booth, partner at Knight Frank, added: “Due for completion in Q4 2023, we’re absolutely delighted to have been appointed on Welcome Building, an exciting office development set to showcase outstanding sustainability credentials within an innovative contemporary environment.”
