Land at Tytherington, Gloucestershire

In 2018, Alder King, acting on behalf of private landowners, finalised the sale of a four acre greenfield site in Tytherington, South Gloucestershire to local house builder Cotswold Homes.
Alder King negotiated an agreement between the landowners and Cotswold Homes, giving the house builder the option to acquire the land if it secured planning permission for residential development. Alder King’s planning team was then instructed jointly by Cotswold Homes and the landowners to apply for planning permission for 28 two, three and four bedroom homes (10 of which were affordable homes), with new access, landscaping and associated works.
Despite this being a complex greenfield site, located outside of Tytherington’s settlement boundary, our planning team successfully secured full planning permission by structuring its planning case on the absence of a five year housing land supply. South Gloucestershire Council granted permission in July 2018, at which point Cotswold Homes exercised its option to purchase the site.
This is an excellent example of how a number of Alder King services, in this case planning and development, combined to help a private landowner realise the value of their land where it had potential for residential development.
Alder King conducted a competitive tender process to select Cotswold Homes as the preferred development partner for the landowner. One particular factor in deciding to grant the option agreement to Cotswold Homes was their reputation for high quality developments in sensitive locations. This was important to our clients who live locally and wanted the legacy of the development to be positive for the village.
Construction of the development, known as The Paddocks (pictured), is now underway. The scheme of detached houses and bungalows is close to the heart of the village with its community shop and post office, pub and parish church.
