Alder King was appointed by a local landowner, following a recommendation from their solicitor, to advise on the disposal of a greenfield site in Wickwar, South Gloucestershire.
The 10.8 acre site was located off Poplar Lane on the outskirts of Wickwar and was bounded by open countryside on its eastern flank.
Following consultation with the landowner on the most appropriate way to market the site and secure the best price with minimal risk, Alder King recommended the landowner enter into a planning promotion agreement. Alder King selected leading land promoter Gladman Developments as a promoter who would seek planning permission for residential development and prepare the site for sale.
Gladman prepared and submitted a planning application and in 2015 secured outline consent for an 80 unit residential scheme. The scheme also included 28 affordable homes as well as associated landscaping, access, a children’s play area and informal public open space.
With the site now fully prepared for the market and with the benefit of planning permission, Alder King marketed the site, maximising the value of the site for the landowner. The site was sold in 2018 to national house builder Bellway Homes for an undisclosed sum.
The development was the first significant new build scheme in Wickwar for around 20 years and delivered a range of high quality modern housing in a picturesque setting.
