Alder King Planning Consultants were instructed by Fusion Students to secure consent for 780 student bed spaces as part of a purpose built mixed use student accommodation scheme up to 17 storeys in height, incorporating communal facilities/services and ground floor commercial units (A1, A2 ,A3, B1, D1 & D2 use) in Swansea.
The site occupies a prominent location in Swansea, adjacent to the train station in the city centre, and was previously used as the Mariner Street Car Park. A number of buildings on the site needed to be demolished as part of the development to allow for the new high rise block to be delivered.
Planning permission had previously been issued to redevelop the site for student accommodation. Alder King, on behalf of Fusion Students, submitted a S73 application to Swansea City Council to vary this consent in terms of its design and intensify its use in terms of the number of bed spaces to be delivered to obtain optimum viability. To ensure compliance with the project brief, a close working relationship with the local planning authority was established facilitating extensive negotiations which enabled a better understanding of site specific constraints and also the Council’s aspirations for the site. We also co-ordinated the multi-disciplinary consultant team.
Consent was secured to vary the existing planning permission for the site in October 2018, subject to a number of standard planning conditions. We subsequently managed the submission and approval of information relating to pre-commencement planning conditions to allow work to start onsite in early 2019.
