Alder King Planning Consultants were instructed by Crown Student Living (CSL) to secure consent for 645 student bed spaces in purpose-built student accommodation in Swansea. CSL has a reputation for delivering a high quality product with interesting communal spaces which focus on design and the well being of students. The appointment was made given our previous success in achieving planning consent for a number of CSL’s student schemes across the country.
Plot 1a Kings Road, is situated within the SA1 allocation in the city centre. SA1 is a high-profile mixed-use development that includes elements of housing, commercial, cultural and employment uses.
The brief was to secure consent for purpose-built student accommodation on a challenging site in a landmark location. The project was further complicated by the need to achieve an appropriate design as well as the quantum and massing required by the client to obtain optimum viability. To ensure compliance with the project brief, a close working relationship with the Council was established facilitating extensive negotiations which enabled a better understanding of site specific constraints and also the Council’s aspirations for the site. Gaining political and neighbouring support was also key to this project given its location next to the St Thomas residential area of the city.
We also co-ordinated the multi-disciplinary consultant team. Resolution to grant planning permission was achieved at planning committee.
