Flurry of transactional activity at Swindon’s Ash and Birch Industrial Estate

Acting on behalf of Petchey Holdings, property consultants Alder King and Loveday have concluded four transactions at the group’s Ash and Birch Industrial Estate in Swindon.

The lettings to two new and two existing occupiers leave just four units of immediately available space, the lowest level on the 42 unit 160,000 sq ft estate for several years.

New occupiers include Golf Tech Ltd, trading as Powertee, which has taken the 7,076 sq ft Unit 11 Birch and NewJax Drainage & Property Maintenance which has agreed terms on the 1,150 sq ft Unit 11 Ash.  Golf Tech and NewJax are relocating from South Marston and Cheney Manor Industrial Estates respectively to facilitate continued expansion. 

Existing occupier Dencomp Compressors, which supplies air compressors to the dental, medical and laboratory market, recently relocated from Unit 11 to the larger 1,500 sq ft Unit 18b while Snape Construction, previously based in Unit 10 Ash, has expanded into 2,300 sq ft in Unit 1.

Two further units are also currently under offer and additional occupiers will be welcomed to Kembrey Park shortly.

James Gregory, partner at Alder King, credits the landlord’s proactive management of the estate for the recent lettings activity.  “Our client has taken a very hands-on approach to the management of the estate to optimise value and rental revenue which has paid off handsomely.

Ash and Birch is a modern multi-let industrial estate of 42 units arranged over several terraces totalling circa 160,000 sq ft.  It is located just off the Great Western Way dual carriageway, with good access to the M4 and is situated within a larger industrial area.
