Modern warehouse unit comes to market following European Springs’ planned relocation due to expansion
Due to the expansion and planned relocation of spring manufacturer European Springs, property consultants Alder King have been instructed to seek new occupiers for its factory/warehouse at Indian Queens Industrial Estate in Cornwall.
The unit, which has separate loading and parking areas, is situated on a corner plot in a strategic position adjacent to and visible from the A30 in central Cornwall.
Constructed approximately 20 years ago to a good modern specification, the building provides approximately 13,822 sq ft (1,284 sq m) of accommodation including ground floor and mezzanine level workshops, offices and a staff room as well as a covered loading bay to one side. It is being offered on a new lease at a rent of £55,000 per annum.
Indian Queens Industrial Estate accommodates a mix of industrial/warehouse units, car/motorbike dealerships and recently developed business units. Occupiers include Carrs Volkswagen, Skoda UK and Crantock Bakery.
Tom Duncan of Alder King’s Truro office said: “Enquiry levels for modern quality industrial units with good access to the A30 remain steady so we are confident this will be an appealing prospect for many regional and national occupiers.”
