Raleigh Walk office suite in great shape for Therapease Clinic

Property consultants Alder King and Jenkins Best have secured the first letting at 1-3 Raleigh Walk in Cardiff since the long leasehold interest was sold last year.

The three storey interlinked office complex sits in one of the city’s fastest-improving office areas adjacent to Capital Quarter and was acquired last year by regional property investor Bridgevale Properties Ltd.

Alder King, which acted for the vendor in the transaction, was subsequently instructed by the purchaser together with Jenkins Best to dispose of the open plan office suites that remained available.  The suites on the first and second floors provide quality accommodation ranging from 655 sq ft to 1,965 sq ft.

The agents have now let Suite One to The Therapease Clinic.  The collective of health and well-being therapists has taken the suite on a new three year lease at an annual rent of £6,000 and has relocated from Windsor Place.

Owen Young, partner at Alder King, said: “The dramatic transformation of the city centre and Capital Quarter is creating a ripple effect around the surrounding areas, with increased enquiries for good quality space close to the central train station.

Henry Best of Jenkins Best adds: “This suite provides good quality therapy rooms in an attractive waterfront environment and is easily accessible for Therapease’s existing customers.  Its location also provides excellent opportunities for new business as the city centre workforce increases as a result of new developments in the vicinity.”

Other occupiers at the 5,940 sq ft property include Penguin Wealth, Capita Business Services, Kennson Ltd and Menshen Packaging.  Alder King and Jenkins Best are marketing the remaining Suite Two.
