Stark limbers up at 2 Glass Wharf

Salmon Harvester Properties/NFU Mutual have let a ground floor unit of 3,800 sq ft at the recently built 2 Glass Wharf office HQ on Temple Quay, Bristol to Starks Fitness.

Salmon completed the £50 million speculative, six-storey, 98,000 net sq ft office development in 2016 and have since let offices to PwC, Grant Thornton, Foot Anstey LLP and Arcadis Group. The office leases are generally 10-15 year terms with rents between £28 and £29.50 per sq ft.

Rorie Henderson, Development Director, at Salmon said: “We are pleased to have secured Starks Fitness at 2 Glass Wharf. The ground floor unit lettings follow on from an extremely successful office letting campaign and we are keen to encourage retail, restaurant/café and fitness companies to add to the amenity and well being of the building for all of our occupiers and the local community.

“We visited the Starks Fitness unit at Harbourside prior to signing this deal and were immediately impressed with the operation. I understand they had a waiting list for membership before the 2 Glass Wharf lease was signed.”

Starks Fitness has signed a 10 year lease at an initial rent of £20 per sq ft rising to £25 per sq ft over the first five years.

James Stark and co-owner Tal Nissim said: “Starks Fitness are delighted to have signed at 2 Glass Wharf. We were encouraged to add to our Harbourside gym by existing clients in the Temple Quay area. Our fit out is underway and we plan to be open by 3rd April with a soft launch “immersion week” at the end of March.  We are bringing Bristol its first small group and personal training membership club. Our SF Experience 1 month trial is now available for purchase on www.starksfitness.co.uk.”

Salmon is also busy next door at 3 Glass Wharf developing an 110,000 net sq ft which has been pre-let to HMRC, funded by L&G, and is scheduled for completion this December.  At 4 Glass Wharf Salmon were granted planning consent for a new 210,000 sq ft office development last month.
