Taylor Wimpey’s Harbour Edge Phase II in Portishead receives resolution to approve planning permission

Alder King Planning Consultants have secured a resolution to approve planning permission from North Somerset Council for the development of 69 homes and a 1,517 sq ft two storey office building on behalf of Taylor Wimpey UK Limited.

The development, known as Harbour Edge Phase II, follows on from a previous consent obtained by Alder King for Taylor Wimpey for Phase I in January 2015. Phase I consists of 117 dwellings and is currently mid-way through construction.

The Phase II site is located adjacent to Phase I and on land which was allocated for employment use in the North Somerset Local Plan.  Alder King submitted representations to North Somerset Council which resulted in an allocation of the site for housing in the draft Sites Allocations Plan. The case for the residential development was strengthened as the site had been marketed for employment use over a three year period.

On the basis of lack of employment demand and the proposed residential allocation, Alder King submitted an application for 70 dwellings on the site in June 2016.  The application was successfully negotiated with Officers and reached the Planning and Regulatory Committee on 8th May 2017.

“While there was on-going concern from council members about the loss of the employment allocation, we were able to address these concerns through the incorporation of an office building on the site, an offer to utilise Taylor Wimpey’s established apprenticeship scheme and agreement to a contribution toward an economic development trust fund for use in Portishead.”
