Two central Marlborough industrial units come to market

Property consultants Alder King have been instructed to market two warehouse/trade counter units on George Lane in Marlborough following the closure and retirement of the previous occupiers.

Unit A2 George Lane was previously occupied by the Countrywide country store whose lease expires in June.

The unit provides 2,419 sq ft of warehouse and office space, with six car parking spaces to the front.  It would suit continued use as a trade counter operation or would be equally suitable for storage and distribution.  It is available to rent at £20,500 per annum.

Block B George Lane was previously occupied by the tyre dealership Checkpoint but will be available from April following the retirement of the proprietor at a rental of £22,500 per annum.  It comprises 2,657 sq ft of warehouse/workshop accommodation.

Alder King’s building consultancy team is undertaking dilapidations to bring both units back to their original high quality appearance while the firm’s Swindon office is acting as the marketing agent.

Partner James Gregory says the firm is already receiving strong interest in both units.  “There is very little available stock in the town so the arrival of two good quality units on one of the main routes into Marlborough will provide a fantastic opportunity for any business looking to establish a presence or expand in this popular market town.”

Alder King is acting on behalf of the landlord.
