Veterinary practice opens new clinic at Aberdare’s Aberaman Industrial Park

Acting on behalf of private clients, property consultants Alder King, together with their joint agents Cooke & Arkwright, have now let four of the six available industrial/ warehouse units at Aberaman Industrial Park in Aberdare.  Three lettings were to businesses in the construction industry while the latest unit has been taken by an expanding private veterinary practice. 

Victoria Veterinary Practice, which already operates a successful clinic at Dowlais in Merthyr Tydfil, has taken Unit 6 on a six year lease.  The 4,471 sq ft unit will provide space for consultation rooms, an operating theatre and vet station, kennels and cattery as well as a laboratory, x-ray and dental suite.  The new clinic will open in April 2016.

Unit 2, a 4,471 sq ft end of terrace unit, has been let to Jewson on a two year lease.  The unit, which benefits from additional yard space, has opened as a Jewson Tool Hire branch, providing a comprehensive range of tools and equipment.

Unit 9 was let last year to Form-Fix Concrete Solutions.  The company, which specialises in reinforced concrete structures, began trading 18 months ago and has since won and completed contracts for clients including Churngold Construction and Morgan Sindell.  The move to Aberaman Industrial Park will allow the business to take on more contracts.  Form-Fix agreed a three year lease on the 2,964 sq ft mid-terrace unit.

Unit 4 is occupied by Thomas CMS Holdings Ltd, a quality carpentry company serving the private, housing association and commercial sectors of the construction industry. It has agreed a two year lease on the 4,457 sq ft unit.

There are now just two available units left at Aberaman Industrial Park.  Unit 7 provides 2,921 sq ft of quality space while Unit 8 provides 2,971 sq ft. 

Nicole Kruger of Alder King’s Cardiff said: “With just two available units remaining at this popular estate and strengthening demand for smaller sized units, we will now consider the development of new units at the park.  Subject to planning, the scheme could accommodate new units ranging from 2,000 to 10,000 sq ft.”

Alder King acted jointly with Cooke & Arkwright on behalf of a private landlord.  The new tenants represented themselves.
