The Instruction
Alder King Planning Consultants were instructed to prepare, submit and negotiate a planning and listed building consent application for the demolition and redevelopment to create 5 no. retail units (use class E) and a hotel (use class C1) at the former Debenhams and H&M stores, Bell Court, Stratford-upon-Avon. Work has also entailed subsequent S96a, S73 and listed building consent applications to amend the consented scheme.
Our Approach
Located in a sensitive location within the Stratford Conservation Area, the site comprised a 1960s extension to the original part of the Grade II listed Debenhams building, while also being surrounded by numerous other Grade II listed buildings.
Alder King prepared the application forms and a detailed planning statement and reviewed all other supporting application documents and drawings. We then submitted the application to the Local Planning Authority. Ongoing consultation and negotiation with the Local Planning Authority was undertaken, particularly with regard to heritage and design matters given the site’s sensitive location.
Alder King coordinated the multi-disciplinary consultant team for both the planning and listed building consent application to ensure a high standard of work and consistency.
Results
The planning and listed building consent application was approved in April 2022. Subsequent S96a, S73 and a further listed building consent have also been approved to address non-material and minor amendments to the scheme. It is anticipated that an application to discharge conditions will be submitted in the near future.
