University Hospitals NHS Trust expands at Whitefriars in Bristol

Property consultants Alder King and JLL have secured a further office letting at Whitefriars, one of Bristol city centre’s landmark office buildings, bringing the total amount of accommodation let at the property over the past 12 months to over 26,569 sq ft.

The University Hospitals Bristol NHS Foundation Trust has doubled its presence in the property by taking 5,143 sq ft of additional space on a new 10 year lease.  It now occupies 12,446 sq ft of accommodation on the third, fourth and ninth floors.

Whitefriars was refurbished and brought to the market last year on competitive new rental terms by Alder King and JLL on behalf of private investment company Topland. 

Tom Dugay, office agency specialist at Alder King, said: “The new lettings strategy offering good quality premises at £9 per sq ft has hit the mark with organisations requiring cost-effective but centrally located accommodation.

“Clearly there were economies of scale for the University Hospitals Trust in expanding its presence within the building and geographic benefits from being located so close to several of its hospital facilities.”

Ben Ryan, Asset Manager at Topland added: “We are delighted to have leased further space in the building to take us up to 80% let following our refurbishment strategy, which we will now roll out to the remaining five available suites. When we acquired the building two years ago, it was only 60% let and we aim to get up to 90% by the end of 2014.”

Whitefriars provides a total of 145,000 sq ft of modern office and ancillary accommodation over 11 floors in a prime central location. 

Alder King and JLL are now marketing the remaining 32,260 sq ft of space on flexible terms at £9 per sq ft.  The accommodation is available in highly flexible configurations, with suites from 2,694 sq ft to an entire floor of 19,010 sq ft, one of Bristol’s largest available single floor plates.  

The property also benefits from on-site conference facilities, a cafe and gym with fitness facilities available exclusively to occupiers, together with substantial secure on-site car parking at a ratio of 1:600 sq ft, one of the best ratios in Bristol city centre.  More information is available via
