The Instruction
Alder King was instructed by the University of Bristol to undertake a full external and internal refurbishment of 61-63 St Michael’s Hill, comprising 13 student bedrooms, shower & WC facilities and three shared kitchens. The property is Grade II listed and had fallen into a dilapidated condition and state of repair. The project included the complete renewal of the Mechanical & Electrical and Life Safety Systems.
Our Approach
Alder King’s role as Lead Consultant included developing and agreeing the project brief with the University Residency Surveyor and stakeholders, and fully coordinating with the University’s Clerk of Works. We also had to coordinate with the University’s IT Services and the Compliance Officer to ensure that the project complied with the University’s Policies and Life Safety System requirements.
In addition we had to develop, agree and deliver the University’s project requirements with the appointed M&E Consultant, the Planning Consultant and the nominated ironmongery and furniture suppliers and ensure that the project fully complied with the Generic Project Requirements.
Results
The project was subject to a tight 18 week construction period, and despite a number of challenges, including a complete re-design of the shower rooms to wet rooms and the 2nd floor bathroom during the contract, and issues with the M&E design and product delays due to Covid, the project was successfully managed and completed to programme.
